Property taxes less costly in Mesa County than in 17 other Colorado counties

Mesa County’s property tax burden is among the lowest in Colorado, consuming less than 2 percent of the median home- owner’s income, according to Census data released Monday.

Taxpayers paid an average of $908 in property taxes between 2005 and 2007, according to the data, versus the statewide average of $1,246 for counties with more than 20,000 residents.

The data shows that property taxes are cheaper in Mesa County than in 17 other counties, including Garfield County.

Brent Goff, chief appraiser for the Mesa County Assessor’s Office, said one factor helping lower the county’s median property tax burden is the relatively lower home values compared to Front Range communities.

Douglas County, which had the highest property tax burden, had a median tax bill of $2,486 and a median home value of $334,500. Mesa County’s median home value was $188,700 over the three-year period.

Mesa County Assessor Barbara Brewer said the county also has fewer tax districts than its Front Range peers.

“People are just blessed to be in Mesa County,” she said.

Brewer said if the Census looked at 2007 or 2008 alone, the county’s tax burden would be higher than some of its Front Range peers because of falling home prices east of the Continental Divide.

Delta and Montrose counties were two of the seven counties with populations of more than 20,000 that had lower tax burdens than Mesa County.
