City Market renews push for store at 12th and Patterson

City Market is closing in on a longtime company goal: building a store at the intersection of 12th Street and Patterson Road.

The Western Slope and eastern Utah grocery chain has filed its application with the Grand Junction Planning Department to build the long-planned store on a vacant eight-acre parcel on the southeast corner of the intersection.

The company won approvals for the development in 2009, but never built.

That’s because it shifted its focus to building the new City Market on 24 Road, said Phyllis Norris, who retired as president of the company in 2011 and now sits on the Grand Junction City Council. The 24 Road City Market was completed at the end of 2010.

City Market never planned to abandon the idea of a 12th and Patterson store, Norris said.

“They knew they would be coming back to this one,” Norris said.

Norris won’t vote on the measure should it reach the council, she said.

Whether the project will get to that point is unknown, said Scott Peterson, the senior city planner in charge of the project.

The council will hear the project only in the event that opposition or City Market itself appeals a planning commission decision on a conditional-use permit for the project, Peterson said.

No planning commission hearing has been scheduled for the project.

A “general project report” by the planning, engineering and architectural firm Galloway & Co. says the proposal for “12th & Patterson Marketplace” includes a 59,258-square-foot grocery store, about 7,100 square feet in other retail space and a filling station.

The City Market stores at 200 Rood Ave. and 630 Road 24 are about 60,000 square feet each.

The project will include acceleration and deceleration lanes for the entrances into the project, as well as a right-turn lane from northbound 12th Street to eastbound Patterson Road, according to the report.

The new location will place City Market almost exactly between the stores owned by competing chains that recently merged.

No stores are expected to immediately close, though, as a result of the merger between Albertsons and Safeway.

There is an Albertsons store at 1830 N. 12th St. and Safeway at 681 Horizon Drive.
