City Market rezoning to be debated tonight

City Market will go back before the Grand Junction Planning Commission tonight, hoping to gain approval of a rezone of its land at 12th Street and Patterson Road so it can build a grocery store there.
Planning commissioners will consider whether to recommend that the zoning on eight of 21 parcels at the southeast corner be changed from residential to neighborhood business. The remaining 13 parcels are already zoned neighborhood business.

Tonight’s meeting begins at 6 p.m. at City Hall. The City Council will have the final say on the rezoning.

If the rezoning is approved by the council, that would clear the way for City Market to take the final step toward opening a supermarket at that location: Applying for a conditional-use permit for the store and submitting a site plan.

City planners have recommended approval of the rezoning.

In addition to a 49,000-square-foot store, Goldberg Properties Inc., the developer representing City Market, is seeking to build a gas station, a restaurant and two retail buildings.

The project has drawn opposition from some in the community who worry that a commercial project will negatively affect residents who live on adjacent Wellington Avenue and create more traffic at an already busy intersection. Advocates, though, say the project will offer a convenient shopping center and cater to customers who already drive through the area.

Senior Planner Scott Peterson said Monday the only correspondence he has received regarding the rezoning request was a call from a woman who lives in Patterson Gardens, a housing development just to the east of the site, who is in favor of the project.
