Fidelity National Title Company
Who we are and what we do:
Fidelity National Title Company (FNTC) is a leading provider of title insurance and part of one of the nation’s largest title insurance families – Fidelity National Financial (NYSE:FNF). Collectively, Fidelity National Title Insurance Company and other FNF underwriters issue more title insurance policies than any other title company in the United States. The history of the Fidelity Companies traces back over 150 years and we have been operating in the Colorado market for over 65 years. We are one of the largest underwriters in the nation backed by rock-solid financial strength. At Fidelity National Title Company, we access, assemble, analyze and distribute title information in addition to handling settlement services. Title insurance protects the interests of property owners and lenders against legitimate or false title claims by previous owners or lien holders. It insures the investment as well as unlocking its potential as a financial asset for the owner. Fidelity National Title Company relies on a thorough search of existing records to identify all possible defects in order to resolve them prior to issuing a policy. We perform intensive and expensive work up front to minimize claims. The more accurate we are the more secure the level of protection is for the consumer. A homeowner’s title insurance policy protects the owner for as long as he or she has an interest in the property; and the premium is paid only once at closing. Such a small price to pay for peace of mind and protection on what quite possibly will be the largest transaction for the majority of consumers. Real Estate is one of your most important investments. Consumers want to know they are receiving value and protection for the products they purchase. Dollar for dollar, title insurance is the best investment you can make to protect your home. The Fidelity National Financial Family of Companies carries the highest level of Errors and Omissions Insurance with a Fidelity Bond/Computer Crime Policy insuring up to $25 million dollars per claim.

In closing, Title Insurance Companies by law are required to file rates with the Colorado Department of Regulatory Authority (DORA). Consumers may be inclined to find the lowest rate, but if the company is lower than market rate they may not have the expert staff and resources to provide you with the knowledge and standard of service you deserve. When selecting a title company you need to know you are choosing a strong carrier with a good consumer rating, strong balance sheet, reputable service and significant experience. Experience and quality in the industry are as important as the coverage and more important than the price. Your real estate professional will often assist in choosing a title company, but according to the Colorado Real Estate Commission (CREC), the consumer has the ultimate choice as the policy being purchased protects both the buyer and seller for years to come.
