Fidelity National Title Company is a member of Fidelity National Financial Inc. (NYSE:FNF) and underwritten by Fidelity National Title Insurance Company which is the largest underwriter in the nation. The history of the Fidelity Companies traces back 150 years and we have operated in the Colorado market for well over 60 years.

Title insurance insures a real estate investment, unlocking its potential as a financial asset for the owner.  We provide both residential and commercial title insurance as well as settlement services nationwide. We conduct a search and examination of the historical records concerning the property. Our purpose is to discover any claims, defects and burdens and to verify the sellers right to transfer the title. The Fidelity Family of Companies carries the highest level of Errors and Omissions Insurance with a Fidelity Bond/Cyber Rick insuring up to $10 million per claim as well as a Computer Crime Policy insuring up to $25 million dollars per claim. Protecting our insured is our first priority.

We provide title and settlement services throughout all of Colorado with over 28 locations. This includes three on the Western Slope located in Grand Junction, Montrose and Telluride which focus on the counties of Mesa, Delta, Montrose, Ouray and San Miguel. We’ve insured Ranch and Commercial projects  including the Albertson’s, Chimney Peak and Shinn Park Ranches as well as the Oxbow Commercial project in Montrose, the Corner Square development and RG Steel Wheeling Commercial properties in Grand Junction. In the Telluride market, we’ve insured Elkstone, the Valley Floor parcels and a variety of commercial projects both in the Town of Telluride and Mountain Village.

Who are your employees locally:
Sharon Dixon, Vice President, is responsible for the Western Slope region. She is a Colorado native, with 33 years experience. She also holds the Certified Title Insurance Specialist designation through Land Title Association of Colorado, is a Licensed Title Officer, has certifications for both Senior Certified Real Estate and Loan Closings, is a Toastmaster Bronze and a Rotarian. Sharon was hired in 2005 to open the Western Slope operation for the company.

Kelli Vanderhoofven, Branch Manager for Grand Junction, has over 15 years experience. Kelli is also a licensed Title Officer.

Diane Gorrono, Branch Manager for Montrose has over 35 years experience. She has her certifications for both Senior Certified Real Estate and Loan Closings.  She’s also a licensed Title Officer

For the Grand Junction area Kelli Vanderhoofven and Angela Walter are Escrow Officers, Aubrey Haas is in charge of Sales and Business Development, Nyk Harper takes care of processing and operations, LeAnn Fisher, Sharon Dixon and Steve Wood complete the real property records examination and underwriting.

For the Montrose and Telluride area Diane Gorrono is the Escrow and Office Manager with the assistance of Cheryl Lahe running the processing operations.  Aubrey Haas is in charge of Sales and Business Development. Lisa Carlson, Sharon Dixon and Steve Wood complete the real property records examination and underwriting.

It’s all about trust and responsiveness to your needs. When selecting a title company you need to choose a strong carrier with a good consumer rating, strong balance sheet, reputable service and a significant number of years in the business. Experience and quality in the industry are as important as the coverage and more important than price. The last thing you want is for a claim to arise on your property. Worse yet would be to have a claim denied because the title insurer is out of business. Real estate is one of your most important investments.
