Golf villas capitalize on desire to live near Redlands Mesa course
There’s fresh activity and excitement at Redlands Mesa Golf Course community, where Zag Built recently completed a new sales office near the clubhouse. Zag Built also purchased seven lots from Brightstar Development, the owner of the golf course community, and is currently putting in the infrastructure for golf villas.
“We’ve had tremendous interest,” said Mike Zagrzebski with Zag Built. “We expect to have them pre-sold prior to starting.”
The infrastructure construction will be done in June, but the sales office has drawings and plans for the villas and is currently talking to prospective customers. All of the homes have three bedrooms and at least two baths and a three-car garage is an option for the lots that can accommodate them.
The first three homes that will be built will be one-and two-story homes and will be at least 1,900 square feet. Prices will be in the low to mid-400s. The next four homes will have walk-out basements and will be larger, up to 4,000 square feet.
The villas will be stand-alone single family homes, but all seven homes will share the same driveway off Ridges Boulevard. They will also share the same high desert landscape that is such an iconic look for the Redlands Mesa Golf Course Community. All landscape will be included and maintained at the villas as part of the home owners association.
“We expect a lot of step-down and step-up buyers,” said Zagrzebski, who anticipates that some buyers will be downsizing to embrace the lock-and-leave lifestyle, while others will be excited about living in the golf course community in a home with high-end finishes but mid-level prices. In addition to solid surface counters, hardwood floors, ceiling detail and other standard amenities in a Zag Built home, the homes will all have large patios with golf course views. Buyers will be able to work with a designer to choose interior finishes.
Zagrzebski plans to build and buy one of the homes with a walk-out basement for himself, so buyers will have the assurance that the builder is committed to the project.
Zag Built is also committed to the latest in building science. Homes will have engineered foundations and Energy Star certification.
“We spend the money upfront and concentrate on building science,” Zagrzebski said. Typically, a Zag Built home earns a HERS rating of around 60, which means that homeowners can expect their home to perform about 40 percent more efficiently than a home built to current building codes.

Brightstar has also recently reduced the price on original lots to bring them more in line with the current market, sometimes by as much as 50 percent.
“We have never reduced prices until now,” said Craig Huckaby with Hampton and Huckaby Bray Real Estate, the listing agent for Brightstar Development. “This was necessary to capture momentum.”
Remaining lots in Iron Horse neighborhood are below $100,000, and all but a few of the most expensive and larger lots are below $200,000 in most of the neighborhoods at the course.
Those who purchase lots are welcome to bring in any builder, but the builder does have to be approved by the architectural committee. There is also a list of approved builders in the new sales center.
“We’re still offering couples’ memberships to the golf course when they buy Brightstar-owned lots,” Huckaby said.
Anyone in the community is welcome to buy a social or golf membership at the course, but the original lots available at the sales office at the golf course come with three, five, seven or 10-year memberships included.
