CTR Homes purchased four lots in Adobe View North and has contracts on three of them. Construction will start soon on the three lots that are reserved for buyers, and the company is offering the fourth lot as part of a build-to-suit home package.

Adobe View North is a 34-lot subdivision currently under construction in Fruita that has been well received, with the first 27 lots selling in about six weeks. There are a few spec homes available in the neighborhood built by various builders and there are also four lots still available for sale.

Although there are only a few homes under construction at Adobe View North in Fruita, a 34-lot subdivision south of the I-70 Frontage Road off 18 Road, there are also only a few more opportunities to buy building lots.
Annette and Keith Hejl, the developers of the subdivision, have owned the land in Fruita for more than seven years. They had developed the adjacent neighborhood, Adobe View, before the recession and hadn’t planned on waiting an additional seven years to develop the 34 lots to the north. The fall in both demand and prices put a pause in their plans, but the sustained increase in demand encouraged them to go forward with the neighborhood.
The first 27 lots in the neighborhood sold within six weeks, and the developers plan on retaining three of the last seven lots to build spec homes. The remaining four lots are currently available for sale.
While some of those first 27 lots were purchased by people who saw the affordable prices and decided to take the plunge and build a home for themselves, several local builders also picked up a few lots for spec homes.
The neighborhood is in a good location, with easy access to I-70, downtown Fruita or the Colorado Riverfront Trail.
“I don’t think that subdivision is going to have any issues or trouble selling the remaining lots,” said Connor Ruckman with CTR Homes, which purchased four of the initial lots. “It’s just too good.”
Although CTR has contracts on homes for three of the four lots, it was one lot still available. The homes CTR is planning for the lots will be in the low $400s.
Dahl Built also purchased four lots in the neighborhood, and was the first builder to break ground. Although one of the four homes is currently under contract, two are under construction and available. The home at 894 Kayenta went on the MLS service in September, and should be complete by November, just in time for a buyer to move in before the holidays. The home has four bedrooms and two and a half baths in 2,322 square feet, with a three-car garage.
The other Dahl Built home, 993 Red Sky Road, is a little bit smaller, but still has four bedrooms and two and a half baths in 2,288 square feet. Danny Kuta with RE/MAX 4000 is the listing agent for Dahl Built.
Nostrand Homes also purchased several lots, and has a spec home with an anticipated completion date in November. Merritt Wyatt with Bray Real Estate is listing the 1,986-square foot home for $385,000. Nostrand Homes is planning to start a second home in November when the first one is complete or sooner if the first home, which has three bedrooms, an office and three baths, goes under contract prior to November.
The four remaining lots in the neighborhood are priced between $80,000 and $105,000, and lot sizes range from .22 to .33-acre. There is pressurized irrigation water at every lot, and architectural guidelines that require homes to be at least 1,600 square feet, with stucco and stone exteriors and two-car garages. Most lots are large enough to accommodate RV parking.
Canyon Vista Custom Homes will build the three homes on the lots retained by the Hejls. They will range in size from 2,200 to 2,500 square feet, with anticipated prices from the mid-300s to the low 400s, which is typical for the subdivision. The best way to appreciate the neighborhood, however, is to take a drive and check it out. From the I-70 Frontage Road on the south side of the interstate, take 18 Road south. Adobe View North is on the right hand side, about a quarter mile from the frontage road.
