There’s been a slow and steady increase in interest and construction activity at Redlands Mesa Golf Course, and it’s about to heat up even more, with Porter Homes getting ready to break ground on the first of six homes planned for the golf course community.

The project, called 10 Overlook, will start with the construction of a pre-sold ranch style home on the first lot. Porter Homes will also start construction of a second spec house on the second lot. The remaining four lots are sloped, which means they can accommodate a walkout basement.

“If someone prefers one-level living, we can do the main living areas on the first floor with a large storage area and a downstairs theater room,” said Nate Porter with Porter Homes.

The six homes will all overlook the 10th green off Hillview Drive and all of them have unobstructed views in almost every direction. The not-quite-quarter-acre lots are are large enough not to block neighbors’ views. Across the street from the development, the land is dedicated open space, so while the back of the homes will offer views of the 10th hole at the golf course, the front offers views of Grand Mesa. Not a bad way to start the day; pour a cup of coffee and choose a window to enjoy the sunrise.

The first two homes will be fairly modest in size by Redlands Mesa standards, with 2,050 square feet in the pre-sold and 2,185 in the spec house. Because they can have multiple floors, the remaining four homes will be larger, from 3,000 to 4,000 square feet.

All homes will be subject to the design review committee of the Redlands Mesa Golf Course. The first two home plans have already received approval. Interior finishes like granite, hardwood and solid wood doors are a given, as is the upscale exterior in keeping with the Redland Mesa Golf Course look. Porter is planning for exterior pavers rather than a concrete driveway. The homes will also be fully landscaped per the Redlands Mesa architectural guidelines.

The spec house Porter is planning will have three bedrooms, two and a half baths, an office and a three-car garage. A large covered back patio will look toward the golf course and Colorado National Monument. Because it will face to the southwest, Porter will also include a drop-down screen to keep the setting sun from heating up the area. The home also has a covered front porch and will have an iron rail and grate made by a local metal artisan.

Porter Homes builds Energy Star, so this home will offer its buyers a great value and lower utility costs. Most of the homes built by Porter Homes earn a home energy rating score in the low 60s, which means they are more than 30 percent more efficient than the same home built according to code.

Porter Homes is a village builder with Redlands Mesa Golf Course and has made the commitment to build multiple homes at the golf course community. Porter has already built several homes at the golf course. He hopes to build his 2014 Parade of Homes entry as a spec home on this street.

Hillview Drive is accessed off W. Ridges Boulevard before the entrance to the golf course community. To check out the street where Porter Homes will build, turn right on School Ridge Drive (from W. Ridges), then left onto Ridge Circle Drive and right onto Hillview Drive.

Porter Homes will be listing these homes with Jeff Hanson with RE/MAX Two Rivers Realty, who is the new listing agent with Brightstar/Redlands Mesa Golf Course community.
