As the 100,000+ residents of the Grand Valley know, this area is a great place to live, especially if you love the outdoors and are into hiking, camping, biking, golfing, disc golf, boating, rafting, skiing, ATVs, rock-climbing, fishing, hunting, shooting, archery or riding a motorcycle.
The Grand Valley is also a good place to have a second home. For folks who live in the colder parts of Colorado, Grand Junction is a great escape in the spring, fall and winter, when the snow piles up and they long to see bare ground. For folks who live in the hotter parts of the country, Grand Junction is a great escape in the spring, summer and fall, since the humidity is always low, and it’s an easy jaunt to Grand Mesa to experience even cooler temperatures.
This week’s unique properties, several available condos at The Glen at Horizon Drive, are a great option for year round residents who don’t want to spend their precious free time doing yard work or exterior home maintenance chores, as well as those who’d like to have one home in the Grand Valley and one home elsewhere.
The Glen at Horizon Drive includes 68 total units in 17 buildings. It took seven years for the entire project to get built out, from 1998 to 2005. Julie Butherus, who is the listing agent for the three featured units, was the listing agent for the entire project as it was developed, and she’s often the agent that homeowners in the complex turn to when they decide to sell their homes.
The condos Butherus currently has listed were some of the first to be complete and like every other condo in the development, they have two bedrooms and two baths. They’re also light and bright inside, with windows on every wall and in unexpected places. Even the smallest condo, at 1,340 square feet, has two patio doors that provide natural light and access to outdoor patios.
The condos also feature spacious master suites, with walk-in closets and five-piece bathrooms. One of available units is a two-story model with the master on the ground floor, which makes it convenient for older residents who may not want to climb stairs on a daily basis. The other two units are ranch-style homes. The two-story condo has 1,870 square feet, with a large flex room upstairs that could be a study, a TV room, an exercise room or a craft room.
Kitchens are spacious, with plenty of work spaces and cabinet storage. The condos also have great laundry spaces, with lots of storage and upper cabinetry in a large hallway between the garage and the main living area in the condo.
The first three buildings at The Glen were built with baseboard hot water heat and evaporative cooling, and all three of the condos Butherus is listing were constructed in the first phase of construction. The later buildings have forced air heat and air-conditioning.
The HOA dues at the condos are $176 per month, which includes all exterior maintenance and all landscaping. The landscape at The Glen is beautiful, and because this is not a brand new development, it has had time to mature. The streets are tree-lined, and there’s plenty of shady, cool outdoor spaces to enjoy. The landscape is meticulously maintained throughout the growing season. The HOA adheres to a consistent maintenance schedule for the buildings, too, so the entire development retains its value.
