The Redlands: Construction activity is brisk
As the pace of real estate sales and construction picks up across the county, it should come as no surprise that more builders are turning to the Redlands when looking for a likely place to build.
“I see an increased amount of traffic driving past lots and building sites,” said Peggy Zagrzebski, who, with her husband, Mike, is part of the team at Zag Built. “I’ve never seen anything like it.”
Zag Built has built several homes in Independence Ranch, and was building during those lean years when almost every other builder was sitting on the sidelines, waiting for a better economy. Although the builder doesn’t have any more lots in Independence Ranch, Zag Built is now getting ready to start construction on seven golf villas at Redlands Mesa Golf Course.
“We’ve got people wanting to write contracts,” Zagrzebski said.
Nate Porter with Porter Homes has also recently signed a deal to build homes at Redlands Mesa Golf Course. The company has its eye on six lots overlooking the 10th green. According to Porter, he’s already talked to one customer who’s interested in a home at the golf course, but he will start spec homes there, as well.
Just over the hill from Redlands Mesa Golf Course, the Pauls Corporation has been steadily building and selling homes at Red Rocks, near South Camp and Monument Road.
Jen Pedersen with Metro Brokers is the listing agent for Red Rocks, and she can be found manning the sales office at the development Wednesday through Saturday, from noon to 4 p.m. So far, five residents have purchased homes and moved into the neighborhood.
“We’ve had a really nice spring, just a steady pace,” Pedersen said.
There are currently six homes available at Red Rocks. One is completely finished and the remaining five are in various stages of construction. Buyers are welcome to come to the development and choose which lot they’d like and pick which home they’d like on that particular lot.
The homes at Red Rocks are on half-acre lots, which makes them stand out from most new home subdivisions, where neighbors are crammed in next to each other on 8,000-square foot lots.
The Vistas at Tiara Rado, near Tiara Rado Golf Course, were a new concept in townhomes when they were first brought into the market a year ago. The townhomes had unique floorplans, amazing views and upper-end finishes. All have sold, but the developer is getting ready to start the next phase of construction at the development, which will include tearing down the old building that used to be known as the Beach.
Lori Curtis with Redlands Realty was the listing agent for the first phase at Vistas at Tiara Rado and will be the listing agent for the next phase, as well. Curtis recently opened Redlands Realty with her business partner, Mary Rose Keil in the Redlands, at 2518 Monument Road in the Metro Brokers Building behind Dos Hombres.
“I live out here and know the area well,” Curtis said. In spite of the firm’s name, the two agents there are happy to work on behalf of clients all across Mesa County.
Ron Abeloe, who has been building houses in the Legends, a large subdivision off Patterson near 29 Road, is getting ready to build four homes on Peony Drive in the Redlands near Two Rivers Winery. The homes will be between 1,600 to 2,000 square feet.
“We’re thinking prices will be in the mid-$200s to $300,000 dollar range,” Abeloe said. Peony Drive is an older subdivision, and Abeloe doesn’t want to put a couple of $400,000-dollar homes on a street full of modest ramblers.
Abeloe hopes to start construction within the next 30 days and plans to build two homes at a time, completing them in about 120 days.
“We’re building them as spec homes, but we’ll take pre-solds,” Abeloe said.
All the construction activity means that in the near future, there will be a variety of new homes available in a several different price ranges and neighborhoods in the Redlands, which hasn’t been the case for the last several years.
